Whether your a Registered Nurse, Nurse Practitioner, CNA or Travel Nurse, if you’ve dedicated your work to nursing, you qualify for the home buying services and savings benefits provided by Homes for Heroes. We know it can be a challenge for nurses to get a home mortgage loan. Mortgage lenders like the the consistency of the 8-5, Monday-Friday job with predictable income. This often leads to those in the nursing field to continue renting instead of being able to buy their own homes. But, with Homes for Heroes home buying services for nurses, home ownership is definitely attainable. Our home buying services will find you the perfect home, and the benefits we provide nurses will save you significant money.
Homes for Heroes Home Buying Services for Nurses
When you decide to buy, sell or refinance a home, sign up through Homes for Heroes. Our home buying services for nurses include connecting you with a real estate specialist in the area you’re looking to buy a home. This no cost, no obligation program will connect you with our national network of over 2,400 affiliate real estate and lending specialists who are committed to serving the heroes in their communities, just like you. It is our way of saying thank you for everything you do for our communities.
How it Works
When you buy a home through one of our real estate specialists, Homes for Heroes will send you a check for 0.7 percent of the home purchase price after closing. That comes out to $700 for every $100,000 in home price. You will also receive additional savings on lending fees when you use a Homes for Heroes mortgage specialist. Our mortgage specialists understand intricacies of those in the nursing profession; things like unusual work schedules and hours, variable work history, and other challenges nurses face in getting home mortgage loans. The national average savings for one of our heroes is $2,400 when buying or selling a home. Buy and sell a home with our affiliates, and you could save double that amount!
Our home buying services even include savings on things like inspections and other local moving deals.
Even if you’ve already started the home buying process with a real estate professional, have your real estate agent contact Homes for Heroes for more information on how they can offer the same great rewards and savings to you. If you have not began your homebuying journey but are ready to make a move, here are a few tips to make things easier as you go through the process.
Income Verification is Important
Mortgage lenders typically need two years of verifiable income to approve your mortgage loan. This can be a barrier for traveling nurses or first time homebuyer nurses, but there’s no reason to get discouraged. Just be sure to track when you worked, moved, and the days and weeks in between jobs. Keeping accurate records and contact information from previous jobs can help speed the lending process along. If you travel often, consider shortening your gaps to less than one month when possible. When your gaps are shorter than one month, it doesn’t raise red flags for lenders.
Not everyone is willing or able to work a staff nursing job for two years before buying a home. If this describes you, do your best to provide the bank with 24 months of successful employment, preferably in nursing. That way you can give them your average monthly income over a two-year period. Make sure to add a letter of explanation of any gaps to improve your chances of securing a loan.
School Can Count
Although most lenders will require two years of employment history, it’s important to note that some of your schooling can count as work history. If you’re a recent graduate and have employment lined up, the bank may want to see an employment offer letter stating your expected hours and rate of pay. This also means you can start the process of buying a home even if you’re still working towards your nursing degree.
If you’re a traveling nurse with employment gaps, be sure to include your time spent in school. That may help move the process along.
Circle of Giving
Homes for Heroes offers benefits to nurses because we know how much nurses mean to the communities in which they live. The savings we provide is our way to say thank you for the selflessness and care nurses offer on a daily basis. But, by working with Homes for Heroes, you actually continue to give back in a rather unique way.
Every time you buy or sell a home using the services provided by Homes for Heroes, we make a donation to the Homes for Heroes Foundation to serve heroes in need. The Homes for Heroes Foundation awards grant money to non-profit organizations that help support firefighters, EMS, law enforcement, military, healthcare professionals, teachers and their families who are in dire need as it pertains to housing or emergency financial assistance.
So, when you purchase your home through one of our affiliates, you are not only saving money, but you are helping to give back to others like yourself, creating a circle of giving.
